Typical lease terms range from 6 to 12 months.
- Is the community pet-friendly?
Yes, Kensington Park Apartments is pet-friendly, with a designated dog park for our residents. Up to two pets are allowed, with pet rent starting at $35 per pet monthly. There is also a $500 refundable pet deposit per for the first pet upon move-in, $250 for the second pet.
- How do I apply for an apartment at Kensington Apartments?

- Is parking available?
Kensington Park provides one covered parking space. Additional parking spaces can be rented from $10-$60 monthly.
- How many people can live in an apartment?
HUD Federal occupancy standard of a maximum of two people per bedroom plus one additional person for the apartment. Maximum occupancy per unit type is:
- One Bedroom – no more than three (3) occupants in a one-bedroom
- Two Bedroom – no more than five (5) occupants in a two-bedroom
- Three Bedroom – no more than seven (7) occupants in a three-bedroom
- What are the income requirements to qualify?
To qualify, the total gross income required is a minimum of 2.5 times the amount of the monthly rent. We also require a credit score of 621 or higher.
- How will my application be evaluated, and what are the possible decisions?
Each application will be processed through Kensington Park’s approved credit screening company. Income, credit rating, and other statistical data are used to evaluate the application. Below are the possible decisions:
- Approved: The application is approved at the base security deposit.
- Approved with Conditions: The application is approved with special conditions based upon the screening results. Special conditions may consist of an increased security deposit. The CA increased security deposit is equivalent to one month's base rent.
- Declined: The application is declined, and residency will not be considered.
- What are the proof of income requirements?
Proof of income includes, but is not limited to, the following: paystubs (last 2 months), bank statements (last 3 months), prior year tax returns, I-20, other verifiable documentation (refer to the Terms and Conditions for details). All documents must be provided in PDF format.
- What if I do not meet income or credit requirements?
Depending on income, credit history and current credit score, you may need a guarantor to help you qualify for an apartment.
- Is renter's insurance required?
Yes, renter’s insurance is required with a minimum of $100,000, and residents can choose their provider.

- What are the office hours?
Leasing office hours are Monday from 11 am – 5:30 pm. Tuesday – Saturday from 10 am – 5:30 pm.
